CAI First Time Home Buyer Education Program
The CAI First Time Home Buyer Education Program offers home buyer
education classes to area residents who are interested in learning how to
purchase their first home. The classes are offered nights and/or weekends and
total 10 hours. The program is certified by the Massachusetts Citizens Housing
and Planning Association (CHAPA) and includes training in obtaining a mortgage,
budgeting, credit, housing search, appraisals, condominium purchase, legal
issues, insurance, housing law, tax advantages, home inspection and many other
topics related to home purchase.
Eligibility Requirements:
There are no income restrictions. There is a $50 registration fee (per
household)
Program Support:
CFTHB is supported by local and regional banks including: Sovereign
Bank, Pentucket Bank, Citizen’s Bank and City of Haverhill Community Development
Office.
Location: Classes are offered six to eight times per year in
Greater Haverhill area. (Call for times and locations)
Down Payment & Closing Cost Assistance Programs
The Down Payment & Closing Cost Assistance Programs are administered
by the CAI First Time Home Buyer Program. Currently down payment funds are
available to residents who are purchasing their first home or condominium.
Sources of assistance include the Massachusetts Housing Partnership Soft Second
Program; Citizens Bank through the Federal Home Loan Bank of Boston and the City
of Haverhill through federal Home funds. Down payment assistance loans and
grants up to $10,000 may be available to qualified buyers.
Eligibility Requirements:
Income requirements vary per program and generally may not exceed 80%
of the area's median income. Some programs may be more restrictive. Call for
information. Recipients may also be required to complete a home buyer training
program.
